LET’S GET TOGETHER AND CHAT
We want to sit down and talk about what’s important to you. What kind of lifestyle are you aiming for? Do you want to have access to certain amenities? Are there particular neighborhoods, communities or lakes that you like? Will you be working or retiring? Do you have children or pets? It’s important to dig deep and fully understand what’s most important to you and your happiness. This is your purchasing journey and your wish list. This process is all about you and making your dreams a reality.
We like to think of this part of the process as the “matchmaking phase.” We love sending you properties that we think you’ll love and having open conversations about what you like and don’t like. It helps us uncover your wants, needs, style and desires and gives us a great sense of what you’re looking for so we can best serve you. This step helps us craft your wish list and tailor the properties we look for (especially off market opportunities!)
TOUCH & FEEL
This is when we get you out there to start physically looking at houses. What’s fun about this part of the process is seeing what your initial reaction to the homes we see are. You’ll either immediately turn around and head out the door or you’ll be intrigued and float off into la la land as you imagine yourself living there. We can see what really stands out as most important to you in your selection process. We may see one house or twenty houses – whatever it takes to find the one that checks off all the boxes and makes you fall in love. Settling is NOT an option.
FALL IN LOVE
You’ve finally walked into a house and fallen in love. It’s the one you’ve been waiting for and the one you want to call home.
It’s time to do an analysis on the specific property in order to propose a reasonable offer based on it’s condition, location, property type and surroundings. Not only is this going to be your home, it is also a very significant investment. At this point in the process, we’re brutally honest with you about the good, the bad and the ugly, no matter how much you love it. When you’re ready to move forward, we’ll discuss and agree upon an offer to present to the sellers.
NEGOTIATE AN OFFER, CALL IN THE PROS!
We’ll emphasize specific points when presenting your offer that will make it stand out to the seller. We’ll thoroughly explain situations in which a seller may not accept your offer or when they are likely to make a counter offer. Don’t worry. We are in constant communication with you during this process, working through all the deadlines and contingencies together. We’ll drive the process forward and negotiate on your behalf to garner the best deal and terms for you on the home you love. Within our negotiation is a period of time to allow a thorough check of the home…
It’s time to call in the pros!
This is our opportunity to conduct a thorough inspection — for termites, testing the well water, checking out the pool, making sure you can add a dock to the property etc. If anything unexpected arises, we can negotiate a remedy with the seller.
CLOSE & CELEBRATE
Congratulations! You are officially the owner of the home of your dreams. It’s time to relax, unwind and revel in pure happiness.
